Boasting approximately 175 developable upland acreage zoned for light to moderate industrial and commercial business, Beaufort Commerce Park is Beaufort County’s premier location for industry. The Commerce Park is located on some of the highest land elevations in the county and is certified through the South Carolina Department of Commerce. Certification of the site includes completion of preliminary environmental studies (Phase I), wetlands delineation and certification, endangered species and archeological investigation, aerial photography and geotechnical studies.
The Commerce Park is situated strategically near U.S. Highway 21, providing a direct connection to the county’s major transportation corridors, US Highway 17 and Interstate 95.
Sophisticated industry and commercial companies are currently operating in the Beaufort Commerce Park. The Lowcountry Economic Network’s master plan for remaining greenfield sites within the Commerce Park includes extension of water service lines, drainage and storm water management, development of speculative buildings and the design of a comprehensive development plan.
A streamlined permitting process is essential to the planning and development phase of any project. The Network understands the need to establish your new business roots as quickly as possible and together with Beaufort County Planning Department has established a user-friendly planning and development process through the creation of a development flow-chart focused on concurrent processes and conditional approvals.
As an additional incentive, Beaufort Commerce Park is included in a Multi-County Industrial Park (MCIP) agreement. By being located in an MCIP, an investor is able to increase the value of its benefits under South Carolina’s Job Tax Credit program and can also increase the benefits of potential infrastructure credits.
